Welcome to Delran, NJ - a small town minutes from the hustle & bustle of Philly. For those not a fan of the cold, hopefully this will help you countdown to Spring! For being a smaller town, Delran has a lot to offer its residents in terms of Parks & Fields, below is a summary of many (not all) around town.

Tenby Chase Soccer Fields- Along Tenby Chase drive you'll find two sets of soccer fields, one dedicated to Don Deutsch and the other to Olympian Peter Vermes

Summerhill- Located in the Summerhill Development sits the Ken Johnston Park. Here is a lighted football field, roller hockey rink, baseball field and basketball court

Notre Dame - Along Notre Dame Dr you'll find several baseball fields, basketball court and a public playground. Off to the side is a concession stand to grab your morning coffee or snacks for the kids during the game.

Conrow Park- Designed for kids, Conrow Park has all your swings, slides & playground equipment to tire even the most energetic child!

Faunce Field- Tucked away off of Faunce down a dirt walkway hides a baseball field. There is also a small playground to let the little ones play on while watching the game!

Again, this isn't all of them, but I wanted to highlight some of the more popular. Please note while the playgrounds are open usage, many of the fields (football, soccer) may require a permit from the township for usage.

In summary, there were: 74 active listings, 4 went under contract (Pending) and 10 settled.

Swedes Run - Listing Price of $315,000
Grande - Listing Price of $459,900
Summerhill - 2 with an Avg. List Price of $252,000

Summerhill - 2 with an Avg. Sold Price of $242,500
Conrow Rd - $170,000 (Fixer Upper)

There were 4 other in the Delcrest / River Rd area with an Avg Price of $214,475

Moorestown Real Estate - Market Update for Month End Dec '06

Here is the real estate market update on Moorestown, NJ for the month of December 2006. Moorestown, located in Burlington County, minutes from the Betsy Ross & Ben Franklin Bridges is home to many historic sites dating back to the 1800s. Mixed in with the old world charm are much newer high end developments as you'll see in the market activity.

In summary, there were 7 homes that went under contract (Pending) and 12 that settled.

Some of the highlights are as follows:

Things were busy around Lenola this month with 4 homes selling with an avg. price of $249k
One home went in each of North Riding, Northwest Estates & Timbercroft for an average of $640k
Inverness Dr. in Laurel Creek sold for $575k
The highest seller went to a home in Peachtree Point for $1.5M followed by one on Riverton Rd for $1.15M

Homeowner Tips for January

For you homeowners out there, your home is probably one of the largest investments you are ever going to make.
Here are some tips that if you do periodically, will help maintain the value of your home.

Clean Garbage Disposal - With all the food that goes down the drain, a simple thing like griding several cups of ice cubes will help clean off the blades

Flush Unused Drains - Do you have tubs or sinks that don't get used often? Pour a gallon of water down them to help flush out dirt that may start to accumulate

Check The Attic - It's getting colder outside, which means small animals may be looking for a winter home. Take a quick look around for birds, squirrels, raccoons, etc

Clean Air Ducts - Also with the colder weather, you'll be running your heat much more. If possible, try to have your air ducts cleaned out. Any dirt or dust that may have accumlated will be flowing through the house now for all the breathe

Check Sump Pump - If you have one in your basement, check it out, make sure there are no leaks and that it still functions properly. Pour in some water until the pump kicks in.

Mount Laurel Middle Schools to Remain Status Quo

This is an update to a post I did about a month ago on Mount Laurel Schools.

To recap, the school district was planning to create two separate middles schools. Almost creating a situation similar to what you see with Cherry Hill East & West. Currently in Mount Laurel, all 5th & 6th graders attend Hartford School and 7th & 8th graders attend Thomas E. Harrington. The plan was to use these schools to create two different 5th - 8th grade schools.

Well, the public spoke loud and clear over the past month and the Board of Education listened. Last night, in front of over 600 residents, the BOE voted against the plan 5-3.

Moorestown New Jersey, located in Burlington County, is a town with much history dating back to the Civil War. Over time we've seen new developments being built all around town and today, many of these new developments have become homes to some notable residents. Samuel Leeds Allen, inventor and industrialist.

Moorestown High School 2006 Report Card

The New Jersey Department of Education released its annual School Report Card, which contains detailed statistical information about all public schools in the state. Here is a summary for Moorestown High School. As expected, Moorestown once again exceeded State averages and improved in most categories over last year.

The Graduation Rate remained at high levels (Moorestown - 96.2% vs. State - 93.2%) with 79.1% going on to attend 4 year colleges and 13.4% attending 2 year colleges. The rest headed to vocational schools, military or full time jobs.

SAT scores continued to improve and exceeded State averages as well. In fact, Moorestown scored the highest compared to area schools! For Math, Moorestown averaged 583 vs. State average of 516 and for Verbal, Moorestown averaged 567 vs the State average of 494.

Additional statistics and indicators can be found at the NJ Department of Education website. As the statistics show, Moorestown continues to be a leader in Public School education and remains a top reason why many people choose to call Moorestown home.

Cinnaminson High School 2006 Report Card

The New Jersey Department of Education released its annual School Report Card, which contains detailed statistical information about all public schools in the state. Here is a summary for Cinnaminson High School. Cinnaminson has consistently meet or exceeded State averages and last year was no exception.

The Graduation Rate jumped from 97% to an amazing 99% compared to the State average of 93.2%. Of those graduating, 57.4% went on to attend 4 year colleges and 32.7% attending 2 year colleges. The rest headed to vocational schools, military or full time jobs with 5% still undecided.

SAT scores have shown slight declines over the past couple of years but still remain on par with State averages. For Math, Cinnaminson averaged 515 vs. State average of 516 and for Verbal, Cinnaminson averaged 498 v.s the State average of 494.

Moorestown Spring Movie Series Schedule

Delran High School to present Bye Bye Birdie

Delran High School (located in Southern New Jersey) will be preforming Bye Bye Birdie this year.

Tickets are $8.00. For Senior Citizens & children under 10 tickets are $6.00.

From Wikipedia...Bye Bye Birdie takes place in 1958 and features Conrad Birdie, a rock and roll superstar who is drafted into the army. Conrad's agent, comes up with a last-ditch publicity stunt to premier one last hit before Conrad goes off which just leads to more trouble.
