4 Ways To Not Show Your Home

If you currently have your house up for sale, or are thinking about putting your house up for sale, here are a few things to keep in mind when prospective buyers come to visit.  The following are true events that happened on a recent appointment in which I brought prospective buyers into a home.   

Do not follow the buyers - The homeowner and a family member took turns following us around.  They didn't say anything, but just stared at us.  Believe it or not, this really makes prospective home buyers nervous and uncomfortable.  I can understand if you want to be in the house, but please don't follow and stare.  

Remove pets from the home - Two dogs were behind a gate blocking access to the bathroom, laundry, garage and basement.  The homeowner stood in the middle, held one of the dogs on a leash and let the other wander around.  We were so uncomfortable, we never make it into the garage or basement.  Next time, take them outside.   

Sleeping family members - We went upstairs and opened the door to one of the bedrooms, and to our surprise, there were people sound asleep in the bed.  Next time, warn us! 

Lighting - We went into the master bedroom and could not see anything.  You would think the master bedroom is one room you'd want to try to show off.  The window curtains were closed and the light switch didn't work any of the lights.  We literally could not see any features of the room.  Next time, open the curtains and turn on the lights!  

Now the people that were home did not seem to speak English, so asking them to help remedy any of these items while we were there was not possible.  As you can imagine, we wanted to get out of that house as soon as possible and we were so distracted that we really didn't get to view the house.  For all we know, the house may have met the buyers needs, but we may never know.  With so many other homes on the market, this is one I highly doubt we'll be trying to reschedule. 

So if you truly want to sell your home, please make every effort to have buyers feel comfortable while viewing your home.

Farewell Principal Duda

For those that may not have heard yet, the Delran Middle School Principal, Mr. Duda (James) passed away this week due to a heart attack.

He was at the middle school for about 8 years and before that was a long time vice principal at the high school.

I was only at the high school for 1 year before moving, but he left an impression and I still remember him.

Farewell Mr. Duda, you will be missed.

In lieu of flowers, the family has requested that memorial contributions be made to the Juvenile Diabetes Research Foundation, 1415 Route 70, Suite 502, Cherry Hill, NJ 08034.

Delran NJ Summer Concerts

 Back for another year is the Delran Summer Concert Series. 

Once a week through the end of August, you'll have an opporunity to listen to some great music in the great outdoors!

All concerts are held at Delran High School and start at 7:00pm every Tuesday. Bring a chair and enjoy the music. Below is a schedule of performances

July Homeowner Tips

 Here are more tips for you homeowners out there.  Maintaining you home can become overwhelming at times, however if you do a little bit each month, you'll save time and money down the road. 

Here are some tips to get you going for July.

  • Trim shrubs and bushes away from outside walls.  This will help maintain your siding as well as help keep your landscaping healthy.
  • Trim trees away from the roof.  This will help keep your gutters clear from falling leaves.  Plus, it will prevent limbs from breaking off and potentially damaging your roof.
  • Remove fallen branches, tree limbs and debris from the yard.  These will attract bugs and insects over time.
  • Check for damaged or loose shingles on the roof.  This can lead to leaks so it's best to repair as soon as possible.
  • Check window and door screens for tears.  The smallest tear can let in unwanted bugs and insects!

There are currently 109 homes for sale in Delran NJ ranging from condo's to single family homes.  The market has remained stable over the last couple of months as homes continue to sell and the amount of homes for sale has remained constant.  As you can see from the data below, the homes coming off the market (pended + units sold) has remained in line with the amount of homes listed for sale.  The Average DOM (Days on Market) continue to remain under 3 months which is very strong.

2007 4th of July events in Riverton, NJ

4th of July is coming up quick...how will you be celebrating this year?

For my family and I, the parade in Riverton has become our tradition.  In the past we used to head out to the fireworks in Medford, but 2 young kids later we haven't attended in years.  I'm guess that'll be in our future again shortly.

Anyway, I highly recommend the parade in Riverton.  It starts at 10am and runs along Main Street, ending at Memorial Park.  After the parade there are activities, refreshments and pony rides!  It seems like the parade gets bigger and bigger each year.  There are many string bands, marching bands and most of the local fire departments participate as well.  

If you're planning on going, make sure you get there a little early as space along the parade route fills up fast!
