If you currently have your house up for sale, or are thinking about putting your house up for sale, here are a few things to keep in mind when prospective buyers come to visit. The following are true events that happened on a recent appointment in which I brought prospective buyers into a home.
Do not follow the buyers - The homeowner and a family member took turns following us around. They didn't say anything, but just stared at us. Believe it or not, this really makes prospective home buyers nervous and uncomfortable. I can understand if you want to be in the house, but please don't follow and stare.
Remove pets from the home - Two dogs were behind a gate blocking access to the bathroom, laundry, garage and basement. The homeowner stood in the middle, held one of the dogs on a leash and let the other wander around. We were so uncomfortable, we never make it into the garage or basement. Next time, take them outside.
Sleeping family members - We went upstairs and opened the door to one of the bedrooms, and to our surprise, there were people sound asleep in the bed. Next time, warn us!
Lighting - We went into the master bedroom and could not see anything. You would think the master bedroom is one room you'd want to try to show off. The window curtains were closed and the light switch didn't work any of the lights. We literally could not see any features of the room. Next time, open the curtains and turn on the lights!
Now the people that were home did not seem to speak English, so asking them to help remedy any of these items while we were there was not possible. As you can imagine, we wanted to get out of that house as soon as possible and we were so distracted that we really didn't get to view the house. For all we know, the house may have met the buyers needs, but we may never know. With so many other homes on the market, this is one I highly doubt we'll be trying to reschedule.
So if you truly want to sell your home, please make every effort to have buyers feel comfortable while viewing your home.
