31st Annual Moorestown Day - 2007

The Moorestown Business Association will be hosting the 31st Annual Moorestown Day this weekend on Main St.  Many of the stores located along Main St will be having sidewalk sales.  In addition there will be over 100 vendors lining the street along with food, entertainment and theater performances.  You'll see magicians, jugglers and face painters throughout the day.  The Moorestown Theater Company will also be presenting previews of The Wizard Of Oz, its July production.  This truly is an event for the entire family and just one more reason Moorestown is a great place to live!

Moorestown Hunt: Welcome Home to Moorestown NJ Neighborhoods

Welcome to the subdivision of Moorestown Hunt, located in Moorestown, NJ - Burlington County.  Moorestown Hunt is situated between Westfield Rd. & Hartford Rd. right near Lockheed Martin.  It is just minutes from Rt. 38 and I-295 making it very accessible.  The NJ Turnpike is about 10 minutes away.

Moorestown Hunt is a fairly new development for Moorestown as most of the construction was done in the late 1990's.  The development is made up of single family homes.  Over the past year, the typical home sold for $675k to $750k with the highest price at $937k.  On average, I would say that most of the homes sit on .25 to .30 acres of ground.  Of the homes that sold last year, the taxes were about $12k - $13k.  Moorestown Hunt has that typical suburban neighborhood feel to it.  By that I mean it is fairly easy to get out and talk to your neighbors and meet new friends.   

If you have children in school, Moorestown School District is one of the top ranked in Southern New Jersey.  The new intermediate school is even walking distance.  Centerton Square is located nearby with new retail shopping including Wegmans, Target and Costco.

Moorestown NJ Memorial Day Ceremony - 2007

Memorial Day is a time to commemorate U.S. men and women who gave their lives providing military service to their county.  It is reported that the first memorial day was observed in 1865 and was formerly known as Decoration Day.  The term Memorial Day was first used in 1882 but did not become the official name until 1967. 

Moorestown Twp will be holding a ceremony to honor these individuals on Monday, May 28th at 10am.  The event will be at the memorial site at Memorial Field on S. Church St. and will last about an hour.  If possible, please come out an show your support!

2007 Saint Charles Borromeo Carnival - Cinnaminson NJ

 

 

 

It's that time of year again!  When June starts to approach, it must mean that the St. Charles Carnival is right around the corner! 

 

 

 

The annual St Charles Carnival will be back Monday to Saturday, June 11 - 16.  The carnival is a huge event in this area every year and I think more and more people turn out each year.  This will the be 39th carival held and the theme this year is "To Recycle Is Heaven In 2007!" 

St. Charles is located on Branch Pike in Cinnaminson, NJ near the intersection with Pomona Rd.  (View Map

Some of the highlights from the event schedule include a Mummers performance Tuesday night, the Philly PhanaticWednesday night, Karate demonstrations on Thursday and also the Kiddie Karnival on Friday afternoon.  The Kiddie Karnival will run from 12 - 4 on Friday.

Before moving - try a yard sale

 Have too much to take with you?  Maybe a yard sale is what you need.  A yard sale could be a great way to part with things you no longer use, but never wanted to throw out just in case someone could use.  Well, now is the time to find out if someone can use it, and you could make a few bucks! 

Before having that yard sale, here a few things to consider:

Advertise!  Make sure you include your address, phone number (for confirmation or directions) and day/time of the event.  If you live in Southern New Jersey, your best bet is the Courier Post and/or the Burlington County Times.  Also keep in mind what you will do in case of rain.  Do you have a garage or porch you can move too?  If not, have a rain date set and include that in your ad.  Use directional signs as well.  Agents use them to drive traffic to Open Houses...why not use the same idea for your sale! 

Start with enough change and small bills to accommodate those without exact change.  Decide whether you will accept checks and from whom.  Be prepared to negotiate on price.  While your items may contain a lot of personal value and memories...remember that the buyer doesn't share this attachment. 

Most importantly have fun!  The moving process can be very emotional - but should be a fun and exciting time!

Tips when packing for your move.

 The time is coming up soon...moving day!  Now is probably the time you start taking inventory of your possessions and start to wonder when did you accumulate so much stuff!  I know I did when we moved several years ago!  This process doesn't have to be overwhelming!  Look at it as a chance to purge or at least get organized!

Have you ever seen the show Clean Sweep?  When they clean out a room, they create several sections and segregate their belongings.  These sections are along the lines of...Keep, Sell, Discard.  It's a tough process but now is the time to purge.  Only keep the things that you truly need.  Items that still have value, plan to sell them at a yard sale.  Anything else damaged or not worth saving...now is the time to throw it out! 

Once you've decided what to keep, now comes boxing up!  Make sure you label ALL your boxes.  If possible, you may even want to color code them so it'll be easier to keep them together.  Many people just label the box with the room name...if you can, try adding some of the contents to the label.  It'll make unpacking much easier!

Make sure you pack an overnight bag or a first night box.  These are the items you'll need for your first night in your new home.  Include bedding, cookware, utensils, toiletries, and anything else you can't do without before you are unpacked.  You never know what time you'll get unloaded, the last thing you want is to start searching for your toothbrush!

You've contacted a REALTOR® to list your home - what happens now?

e-pro realtorYes, I'm proud to say that I'm a REALTOR®.  What exactly does being a REALTOR® mean anyway?  What exactly do I do?  It appears that many are not sure what to expect when working with a REALTOR®.  

For many, it just means I stick a For Sale sign in the ground, upload to the local MLS, wait for offers to come in, then collect a commission check.  Believe it or not, there is much more involved then you think and I'd like to take a few moments to explain what is it I do...  

Let's begin after our initial phone conversation where we have discussed your interest in selling and we've set an initial appointment up.  I like to cover some of the basics over the phone, however I prefer to talk details once we are face to face.  So, now what?  Before we even meet for the first time, I'll spend a few hours on preparation.  First of all, you'll generally get a follow up email confirming the day and time of our appointment.  I'll also include some information about myself and my services for you to read beforehand. 

 Then I do some research.  Many homeowners hear the phrase..."I'll get you the best price for your home in the least amount of time".  So, how exactly is that accomplished?  It starts with research.  I'll research homes that are currently for sale in your neighborhood as well as homes that have sold in the past 1 - 2 years.  How many days they are/where on the market, how many price reductions have been taken and if any bonuses or concessions were offered.  Many times the selling price may not really be what the seller received as they may have offered money back to the buyers for upgrades or closing costs.  All these factors are taken into account and a "Comparable Market Analysis" (CMA) is prepared to determine a listing and selling price of your home. 

Then I do more research.  I'll pull the public tax records to verify ownership of the home, review information on lot size and zoning.  I'll verify school district information and understand the perception the public has on these schools.  If time permits, a drive by of the home to assess it's curb appeal and location.  Many of these factors also are included in pricing the home.  

Lastly - I'll put together a customized listing presentation.  This presentation will include a summary of my findings from all the steps I outlined above.  The presentation will also outline varioius marketing programs for us to discuss to get your home sold.  I'll spend more time on this subject in another post. 

So this is just the beginning.  As you can see, we haven't even met yet and there is much already occurring behind the scenes.  My next post will touch on what to expect when we actually meet.

Mount Laurel NJ Market Snapshot - April 2007

Here is a snapshot of market activity in Mount Laurel NJ.  This data is from January 2007 - April 2007 for Residential sales.  I think one of the most interesting figures is that the DOM (Days on Market) has been a consistent 2 1/2 months.  Considering all the talk we hear about how long homes are sitting, 2 1/2 months is excellent as homes in Mt. Laurel continue to be in high demand.  As long as the home is priced right, this shows that home are selling!
